Gated communities me rehna convenient lagta hai – security, amenities, organised maintenance. Lekin saath me Resident Welfare Associations (RWAs) ka mini-government effect bhi aata hai.
Residents ki rights:
- Common areas ka fair use – park, gym, clubhouse, corridors,
- Transparent accounts – maintenance collection, vendor payments, sinking fund,
- Meetings me voice and vote – elections, big expenditure approvals, rule changes.
RWAs ko bhi powers hain – by-laws follow karwana, noise and parking control, pet policies implement karna, safety norms enforce karna. Problem tab aata hai jab committees overreach karne lagti hain – arbitrary fines, personal grudges, discrimination (renters vs owners, certain communities, etc.).
Law usually RWAs ko registered body banne ko kehta hai, jisme constitution/by-laws hote hain. Dispute escalate hone pe registrar, consumer forum, ya civil court ke through remedy mil sakti hai.
Best working model woh hai jahan committee transparent ho, residents realistic ho, aur sabko samajh aaye ki building ek shared asset hai, personal kingdom nahi.
